The Challenge
A 45-unit apartment building was experiencing water ingress in multiple ground floor and basement units. Previous repairs had failed to resolve the issue, and the strata committee needed definitive answers.
Our Investigation
We conducted comprehensive thermal imaging and moisture mapping across all affected units and common areas. Controlled water testing was performed on suspect areas including the podium deck and planter boxes.
Key Findings
Our investigation revealed that the waterproofing membrane in the podium planter boxes had been incorrectly detailed at the wall junction. Water was entering through failed sealant joints and travelling behind the membrane into the building structure.
The Outcome
Our detailed report provided the strata committee with clear evidence for their warranty claim. The original builder accepted responsibility and funded complete remediation of the affected areas.
