The Challenge
A 20-storey commercial building was experiencing water ingress on multiple floors during heavy rain events. The building facade consisted of glass curtain wall and precast concrete panels.
Our Investigation
Rope access thermal imaging was conducted during and after rain events to identify moisture pathways. Internal moisture mapping tracked water penetration patterns across affected floors.
Key Findings
The investigation identified multiple failure points: deteriorated perimeter sealants at the curtain wall, failed joint sealants at precast panel connections, and inadequate flashing at podium level transitions.
The Outcome
The building owner was provided with a prioritized remediation plan, allowing them to budget and stage repairs based on severity. Our report supported their insurance claim for water damage.
